How Do I Choose the Right Realtor to Sell My Home?

by Kim Tarbox

How Do I Choose the Right Realtor to Sell My Home?Selling your home is a big decision. And with so many Realtors to choose from, it can be difficult to know who is actually the right fit.

The right Realtor isn't necessarily the person who promises the highest listing price or has the biggest social media presence.

You want someone who understands your goals, your local market, and the details that can make a difference throughout the sale.

If you're selling in Southern Maine, York County, or Cumberland County, here's what I recommend looking for.

1. Look for Local Market Knowledge

Your Realtor should understand more than just the general Maine housing market.

Look for someone who knows:

  • Your specific town and neighborhoods
  • Recent comparable sales
  • Current buyer demand
  • Local pricing trends
  • What buyers are looking for
  • How different communities compare

Selling a home in Portland can look very different from selling in Scarborough, Saco, Biddeford, Kennebunk, Gorham, Windham, or Falmouth.

Local knowledge matters.

2. Don't Automatically Choose the Realtor With the Highest Price

It can be tempting to choose the Realtor who tells you your home is worth the most.

But a higher suggested price doesn't always mean a higher sale price.

Ask:

  • How did you determine this price?
  • What comparable homes are you using?
  • What is currently competing with my home?
  • What happens if we price too high?
  • What pricing strategy would you recommend?

Your Realtor should be able to explain the why behind the number.

3. Ask About Their Marketing Plan

Putting your home on the MLS is only the beginning.

Ask what your Realtor will do to market your property, including:

  • Professional photography
  • Listing presentation
  • Online marketing
  • Social media
  • Open houses
  • Agent-to-agent networking
  • Targeted buyer exposure

Most importantly, ask why they recommend their particular strategy for your home.

Your property isn't exactly like every other listing, so your marketing shouldn't be either.

4. Pay Attention to Communication

You don't want to wonder what's happening with your home after it goes on the market.

Before choosing a Realtor, ask:

  • How often will you update me?
  • What's the best way to reach you?
  • Who will I communicate with?
  • How quickly do you typically respond?
  • How will you share showing feedback?

There's no single "right" communication style.

The important thing is finding someone whose communication style works for you.

5. Make Sure They Can Negotiate

When an offer comes in, the highest price isn't always the strongest offer.

Your Realtor should help you evaluate things like:

  • Purchase price
  • Financing
  • Inspection contingencies
  • Appraisal considerations
  • Closing date
  • Seller concessions
  • Other terms and conditions

Good negotiation isn't about being aggressive.

It's about understanding your priorities and helping you make an informed decision.

6. Experience Matters

Experience isn't everything—but it can certainly help.

An experienced Realtor has likely dealt with situations involving:

  • Inspections
  • Appraisals
  • Financing delays
  • Negotiations
  • Multiple offers
  • Unexpected repairs
  • Complicated transactions

I've spent more than 15 years in Maine real estate, and I've learned that sellers don't need someone who simply knows how to list a house.

They need someone who can help them navigate what happens after the listing goes live.

I'm a Maine Real Estate Broker and State Founder of FIV Realty Maine, as well as an SRES® (Senior Real Estate Specialist) and CDRE® (Certified Divorce Real Estate Expert).

My approach is education-first: explain what's happening, answer questions, and help my clients understand their options.

7. Find a Realtor Who Actually Listens

This one is easy to overlook.

Your Realtor should understand:

  • Why you're selling
  • Your timeline
  • Your financial goals
  • What you're comfortable with
  • What matters most to you

Every seller has a different situation.

Your strategy should be built around your goals, not a cookie-cutter process.

How Do I Find a Good Realtor in Southern Maine?

If you're searching for a good Realtor in Southern Maine, don't just look at sales numbers or online reviews.

Look for someone who offers:

  • Local expertise
  • Experience
  • Clear communication
  • Strong negotiation skills
  • A thoughtful marketing strategy
  • Honest advice
  • A process you understand
  • A personality and communication style that fit you

For homeowners in York County and Cumberland County, local experience can be especially valuable.

And don't be afraid to interview more than one Realtor.

Ask questions. Compare their answers. Pay attention to whether they actually listen.

The right Realtor should make you feel informed, comfortable, and confident.

Questions to Ask Before Hiring a Realtor

Before choosing someone, consider asking:

How familiar are you with my local market?

How did you determine my home's suggested price?

What is your marketing strategy?

How will we communicate?

How do you handle multiple offers?

How do you handle inspection or appraisal issues?

What should I do to prepare my home before listing?

The answers can tell you a lot about how that Realtor works.

Red Flags to Watch For

Be cautious if a Realtor:

  • Guarantees a specific sale price
  • Gives you an unusually high valuation without explaining it
  • Pressures you to sign immediately
  • Doesn't have a clear marketing plan
  • Is difficult to reach
  • Dismisses your questions
  • Tells you only what you want to hear
  • Uses the exact same strategy for every property

Selling your home is too important to feel pressured.
